As a consequence of the site being close to Eller Beck the ground conditions were extremely poor.

Piled foundations were adopted and precast concrete piles 6 - 8 m long were driven through the alluvial soils onto a solid bed rock.

Special precautions were taken to ensure vibrations did not affect an adjacent apartment block.

88 piles were driven in 2 working days.
